Evaluating Your Home

The first step to selling your home is to evaluate the home's condition. It will be important to address any cosmetic or functional problems and discuss potential upgrades or improvements that may bring additional value to your sale. Note that some problems may require disclosure to potential buyers. We will discuss the findings and available options to help ensure your home is in the best condition possible for attracting buyers.

Determining the Asking Price

There are many important factors to consider when determining a competitive list price for your property, including its location, condition and age, as well as current market conditions. We will conduct a Comparative Market Analysis, evaluating similar properties that have recently sold and other relevant market activity to help determine an appropriate pricing strategy. You may also choose to have a professional appraisal conducted in advance. Understanding current market conditions and how your property compares to others is an important part of establishing a list price and positioning your property for a successful sale.

Getting Market Ready

Preparing your property for sale can make a meaningful diƯerence in how it is received by prospective buyers. Depending on its condition, preparation may include presale inspections, maintenance and repairs, renovations or upgrades, fresh paint, landscaping and professional staging. We will help identify the inspections, improvements and other preparations that may be most beneficial before bringing the property to market, with the goal of presenting it at its best and positioning it to attract strong buyer interest and competitive offers.

Listing Your Property

Once your property is ready to go to market, we will arrange for professional photography and prepare the marketing materials. Depending on the marketing strategy, the property may first be promoted as Coming Soon before being listed on the local MLS and syndicated to real estate websites and brokerages. We will also utilize additional marketing and advertising to maximize exposure and reach prospective buyers. Our goal is to develop a marketing strategy tailored to your property and position it to generate strong buyer interest.

Property Showings

Once your property is on the market, we will coordinate showings for prospective buyers and their agents. We may also hold open houses to provide additional opportunities for buyers to tour the property. Throughout the process, we will ensure the property is presented professionally and remains readily accessible for showings, helping to maximize exposure and buyer interest.

Receiving Offers

An offer, or multiple offers, will be made by a buyer, which you may accept, counter, or reject. If a counter is made, we will enter a period of negotiation until an agreement is reached by all parties, or you choose to reject the latest counter. Negotiations can involve many factors, including settling on a sale price, concessions and financing. Once all parties reach an agreement, you will officially be under contract.

07—

Appraisal & Inspection

Once an agreement is reached, the buyer may choose to conduct additional inspections or obtain reports beyond those already provided by the seller. If the purchase is being financed, the buyer’s lender will typically order an appraisal to confirm the value of the home. Depending on the results of the buyer’s inspections or additional reports, there may be another round of negotiations before all contingencies are satisfied. As part of the negotiation strategy, you may choose to address certain buyer-requested repairs or other items in order to strengthen your position on other terms of the transaction.

08—

Closing!

Once all closing requirements have been satisfied and the buyer’s funds are in place, the title company will complete the transaction and the deed will be recorded, officially transferring ownership of the property to the buyer. The title company will then disburse the proceeds from the sale, including wiring your net proceeds to your designated bank account. With the sale officially complete, we will coordinate the transfer of keys and any remaining items to the buyer.
